4closure is a lead source for real estate investors. Other tools manage the leads you already have. This one finds new ones, and every lead arrives with the property, the owner, a phone number, and what is owed against what the house is worth.
Two feeds
County filings. Foreclosure and probate records taken from county recorder offices and court dockets as they are recorded, tagged by stage so you choose how early to make contact: complaint and lis pendens, often 12 or more months out; pre-sale notices such as notice of default and notice of trustee sale, weeks out; scheduled trustee, sheriff and judicial auctions; and probate filings, which carry no auction clock.
Failed listings. Homes the owner listed for sale and then took off the market without selling. The owner has already shown they want out, and because nothing was filed at a courthouse, nobody else is calling them off a foreclosure list.
Coverage and speed
Filings run in 59 counties across 17 states: Arizona, Colorado, Florida, Georgia, Illinois, Louisiana, Massachusetts, Maryland, Michigan, Missouri, New Jersey, Nevada, Ohio, Pennsylvania, Tennessee, Texas and Virginia. Failed listings run in the markets we sweep, which is a different and growing set. About 3,200 filings come off the public record in an average week, and in most counties a new one reaches your feed inside a minute of being recorded.
On every lead
The matched property and address, the owner name and a skip-traced phone number, estimated value, outstanding debt, the resulting equity and the existing note rate where it is known. County filings carry their recording date and document number, so you can go and check the source record yourself. Recorded documents are read by AI to pull out the owner, lender, loan amount and auction date rather than leaving you a scanned PDF.
Pricing
Free during early access, full product, no card required. The published plans it becomes later are Starter at 49 dollars a month for one seat, Pro at 149 for three seats, which adds failed listings, CSV export, CRM sync and webhooks, and Team at 399 for ten seats, which adds calling and texting in the app.
